Map were commissioned by Knight Frank the client representatives for the refurbishment of 10 floors 20,000 m2 of back-of-house office space in Telford Gardens Kwun Tong in a tower shared with the MTRC. MAP recalculated the discharge value to see if the population could be increased but the existing stair doors and stairs limited the population to one person per 9 m2. MAP removed the square office cubicles and replaced the desking with linear desks supported by lockers on the core wall which allow flexible working in the future. Hang Seng wanted to reduce the number of private offices and make small meeting rooms available for in-house meetings. Relocating the server room was challenging and creating swing space to allow the renovation of each consecutive area was also challenging. The renovation of the Cheque processing and card printing facility involved very specialist requirements to be planned and detailed. MAP also renovated all the bathrooms and pantries on every level. The project achieved Platinum BEAM by the use of a chilled beam ceiling which is acoustically very quiet because there is no air movement.
